The Rental Owners Association
of Southwestern Oregon is very active and 
effective in 
serving its 
members needs.
MEMBERSHIP:
ROA Of Southwestern Oregon  is a  Nonprofit organization.Currently the membership of the Coos Bay chapter of the Rental Owner's Association stands 
at 205 members representing approximately 3500 rental units. Collectively the rental units represent a real estate value of approximately $60 million and a gross revenue approaching $10 million per year. ASSOCIATE MEMBERSHIP:
Available to those businesses that provide products, materials or services to the rental housing industry. Our members collectively spend about $2 million a year maintaining their properties and most of that money is spent locally. Your money goes a lot further when it's spent with the best suppliers and especially when you're given a "rental owner's discount"..Associate Members

Our chapter meets on the last Thursday of each month in McAuley Hall at St Catherine's retirement center, (3959 Sheridan St.) in North Bend, Oregon. Dinner is a 6 pm and meetings begin at 7 pm. Meetings usually last about one hour. 

Our Board of Directors meets the 2nd Tuesday of each month in the 
Coos Bay Library conference room. All members are welcome to attend board meetings."
We sponsor property management seminars semiannually with professional speakers from the rental industry.

Recent seminar topics have included:

  • Evictions Made Easy.
  • Essentials of Landlord-Tenant Law.
  • Collections and Evictions.
  • Fair Housing
  • Conflict Resolution/Mediation
  • Marketing Your Rentals
Continuing education courses are provided for professionals in the real estate or property 
management fields.

Our chapter's web site is for the benefit of our members and prospective tenants and will continue to 
evolve as needs are expressed.

Our ROA is one of fifteen member associations that make up the state organization, "Oregon Rental 
Housing Association, Inc." which provides us with standard legal forms, effective state legislative rograms and a professional lobbyist in the Oregon state legislature.

By request you may be put on our mailing list and receive our monthly newsletter. It contains information regarding our meetings, programs, seminars and useful information for rental owners and managers.

OWNING AND MANAGING RENTAL PROPERTY

Being a member of the Rental Owners Association can help you successfully run your rental business. 
It is a business with major impact on your income and net worth. Managing your rentals deserves serious attention and responsible treatment. It can make you money or it can lose you money. We can help you 
have a positive experience ... one of greater stability and growth.

While we cannot perform miracles, we can help you learn important lessons in better management techniques. That knowledge and the tools we make available to you (forms, legal and proper contracts 
and on-going education) will make a difference. One owner alone has virtually no power, but many owners 
joined together and working with our state association (Oregon Rental Housing association, Inc.), their professional state lobbyist and their active legislative committee do make a difference. We provide that 
chance for unity.

Taking time to attend meetings could be one of your best investment strategies. Even if you don't attend meetings, you will benefit from the sources of information, newsletter, rental forms, Oregon landlord-tenant law book, credit reporting, etc. and your dues will help support our industry. ROA offers you the chance 
to talk with other Rental Owners to discuss your concerns and share experiences. We have an attorney 
on retainer to represent our members and your 1st hour is free (!!) and any additional time needed is at a 
reduced rate. We also have a website where you can easily advertise your rentals for very little cost.

Be a PRO! (Professional Rental Owner). We offer classses in the PRO Certification Program. This 
program has three stages, each of which includes training in one of three areas. "PRO 1" classes include landlord-tenant law, fair housing and evictions. "Pro II" includes classes in conflict resolution, maintenance and marketing. Master PRO clases include subsidized housing, estate planning and property management licensing.

We provide standard forms consistent with current laws for quality management of rental housing and 
for the protection of both residents and property owners. We provide an effective state legislative program that works to up date and improve the Oregon Landlord Tenant Law at every legislative session. We have professional lobbyists who represent rental property owners in the Oregon Legislature.

Membership dues are based on the number of units you own or manage. A schedule of rates is 
listed on the application form below. The cost of membership is usually tax deductible.

1. You only have a few units? Many of our members have only one or two units. R.O.A. membership is 
their best opportunity to be heard. Without the support of the "small owners", our state organization 
could not afford an effective lobbyist to work for fair and equal housing laws in Salem.
2. You've never had any serious rental problems. Many people manage for years without a problem, but when it comes, it can be a whopper! Costs for repairing a trashed unit or cleaning up a "drug house" can be staggering! R.O.A. can help you screen applicants and detect problems early. The savings may be many 
times the cost of membership!
SO WHY NOT?
The time you spend at R.O.A. meetings could be one of your best investments. R.O.A. offers continuing education certificates for your Real Estate licensing requirements.
Join us for a year. Membership will acquaint you with the organization and local members while making

LOBBYING, LEGAL AND LEGISLATIVE ASSISTANCE

The state offices of ORHA are in Salem and maintain close contact with the legislative process in Oregon's capital. In many instances, legislators have little knowledge about the rental industry and it is important that our viewpoint be expressed to them so they won't be unfairly influenced by the tenants' point of view which 
is generously provided at the taxpayer's expense by "legal aid" and others.

ORHA has registered lobbyists who keep track of all bills, hearings and studies that affect the rental industry. Our chapter gets regular reports from the ORHA office in Salem and our chapter has two representatives assigned to the state ORHA board to assure that our views and needs are heard.

Once each year ORHA conducts a "legislative day" in Salem where members from all 15 chapters converge 
on the capitol to meet the legislators most influential with landlord-tenant legislation and express our views directly to them. We also call on our own district's Senators and Representatives to remind them of our concerns and interests.
